Value: High Price: $120 HoustonRealNews finds it easy to give low rankings to gurus who charge thousands of dollars for their courses. Darius Barazandeh does not charge thousands. In fact, he charges in the low hundreds from what we can tell. Mr. Barazandeh is an attorney and an MBA - which he advertises at every turn (a fact we find a little annoying, but given some of the fraudulent gurus out there, we understand). He is a former Deloitte and Touche consultant who was gobsmacked by what he saw at HCAD. And, he happen to see how much money there is to make in Tax Foreclosures. Presumably, you will be able to pay him more if you find his services useful later. But that's a good thing. He tells you that finding deals is work. He speaks about Risk Avoidance as the best way to make money. His MBA has served him well. (We explain why this insight is the key to the difference between a good guru and a guru whom we would not recommend.) He focuses on Tax Sales. Texas Tax Sales in particular. One thing we like is that Mr. Barazandeh has a focus. HoustonRealNews especially likes his Local focus. We have heard Mr. Barazandeh speak and are comfortable with his style and content. He does make some mistakes in his analyses - specifically:
2) He was vague in his description of ownership between time of sale and deed transfer. With the new requirements for tax deeds, this time period can be months. He dodged this question on the seminar we heard. 3) He stated that taxing entities are not out looking to make money on real estate and are not looking to compete with investors. He also seemed to be aware of certain legislative issues. However, he neglected to mention the very real push by the City of Houston to compete with investors for tax sales. So, we have minute concern about precision, but these are high-level issues that we only bring up because we can't find any other real flaws in his offering. On a basic trust level, his low-price and his laser-focus qualifies him as someone worth buying. Clearly, our representation of "High" value is based on the investor WANTING to purchase Tax Sales. We respect the risk of tax sales greatly - Mr. Barazandeh mentions it at his opening. But if you do not have access to a lot of cash, nor are you comfortable with title risk, this may not be HIGH Value to you.
